What type of Title are these homes?
These homes are "Torrens Title" homes.
What does under offer mean?
It means that someone has signed a conditional contract to buy the home.
Can I buy a home in original condition and renovate it myself?
Unfortunately no, Westwood has an agreement with Housing SA that they must refurbish the home prior to its sale.
Are the homes all attached?
Yes, they share a common wall (party wall rights) with the adjoining home, commonly known as a Maisonette.
Who owns the house next door?
The adjoining home may already be privately owned, may be sold in the future by Westwood or could be retained by Housing SA. Each situation is different.
How big are the blocks?
Land size is different on every property and can range from approximately 400sqm to 800sqm.
How big are the homes?
The homes are all listed from approximately 85sqm to 95sqm. These sizes are indicated on the brochure of each home and available at the open inspection.
How old are the homes?
They were all built mainly in the mid 50's.
When can we settle (move in) the home we buy?
Generally 4 weeks from contract date.
Are the homes finished being renovated / refurbished?
The homes are generally complete at the time of open inspection and sale. Any incidental work to be completed will be discussed at the time of sale.
Can I have a Building and/or white ant inspection done?
Yes, we recommend you do this; but this will be at your cost once you have signed a contract.
Is there any guarantee with the property?
No, these homes are over 50 years old and it is unlikely the original builders are around any more, we advise you organise a building inspection.
Can I make an offer?
Yes, the minimum price that would be accepted by the vendor will be made available to you at the open inspection. All offers will be presented to the Vendor. Coming to the open inspection with your Bank Pre-approval finance letter is recommended.
What happens if there is more than one buyer for the same property at the same time?
If several buyers have made an offer on the same property the vendor will choose which one will be accepted. The Vendor's decision will be based on a number of details of your offer, which may include, but not limited to price, finance arrangements, subject to sale etc.
What is refurbished?
Refurbishments vary from property to property; it may include (but is not limited to) items such as repainting throughout, kitchen upgrade, bathroom tiling, roofing, front garden, polished floorboards, new vinyl flooring, window replacements & new fencing.
Can I buy the home "subject to finance" from the bank?
Yes, it's also a good idea to get pre-approval so you can sign a contract with confidence.
Can I extend the home in the future?
This would be subject to Council approval. You should make your own enquiries if this is your intention.
How much are the Council and water rates?
It does vary from property to property and is based on valuation. We can provide this information on each property at the open inspection.
Do the homes contain Asbestos?
The majority of homes built in the 1950s era were built using asbestos in various places. A general guide is the eaves and lean-to section of the homes. Other areas of the home may also have asbestos and a building inspection should be able to detail this information for you.
Am I able to demolish this home once I have purchased it?
Please be aware that these homes are maisonettes, which means they are attached to another home. If your intention is to demolish without owning the adjoining home, I would suggest that you consider purchasing vacant land within the Westwood development.
